Completion files that stay off other people’s servers
A conveyancing file is an identity document, a bank statement and a set of account details, moving between several parties on a deadline. It is the highest-value document bundle most people will ever email, and criminals know exactly what it is worth.
Why property transactions are targeted, in the FBI’s own numbers
The FBI’s Internet Crime Complaint Center recorded a record $16.6 billion in reported losses in 2024. Business email compromise — the category that covers a fraudulent change of payment details mid-transaction — accounted for $2,770,151,146 of it, and real estate for a further $173,586,820. The IC3 Recovery Asset Team ran the Financial Fraud Kill Chain on 3,020 complaints that year, freezing funds in about two thirds of cases, which is another way of saying that a third of the time the money is gone. Every additional copy of a completion file, on every additional server, is another place those details can be read and another inbox that can be watched.
The everyday jobs
Where we can’t help
- We do not verify identity, run searches or check a title. These are document tools that sit beside your case management system.
- Nothing here prevents business email compromise on its own. It removes copies of the details; it cannot stop someone acting on an email that looks like it came from you.
- We keep no copy of the bundle, which is the point, and means there is nothing to retrieve from us later if you lose your own.
- Office conversions and OCR run on our servers and say so on their own pages.
